Our most popular villas often get booked several months in advance, especially during peak travel seasons. So as a general rule, if you’ve found a villa you love and know your travel dates, it’s best to place a deposit and secure it right away. Bookings are typically handled on a first-come, first-served basis. To check availability, simply use the search function on our website, enter your travel dates and destination, and browse available villas. You can further refine your results by number of bedrooms, price range, and other preferences. Booking early gives you the best chance of securing your ideal home for your preferred dates!

Each vacation home has a maximum occupancy limit, which includes infants and children, and must comply with Florida state law. Some homes may include sleeper sofas or pull-out beds, while others may not—so we recommend checking the individual property descriptions for exact sleeping arrangements. Yes! Most of our properties include complimentary use of essential baby items such as a portable “Pack-N-Play” crib (which also functions as a playpen) and a high chair – making it easier for families traveling with little ones. If you require additional items, full-size cribs are available to rent for a fee. These will be delivered before your 4:00 p.m. check-in time and collected after your departure, so everything is ready when you arrive. Some villas do have landline telephones, while others do not. It’s up to the individual homeowner. With Wi-Fi and video calling now widely available, many guests find they don’t need a landline during their stay. All our homes have Wi-Fi. If having a landline telephone is important to you, please get in touch with us. We’ll be happy to help you choose a suitable property.

Some of our villas do have safes, while others don’t. It’s entirely up to the individual homeowner. For security reasons, we don’t list this on the website, but if having a safe is important to you, just get in touch with our team and we’ll gladly help you choose the right villa.
Yes, all of our properties are strictly non-smoking indoors. This includes cigarettes, cigars, vaping, and marijuana (regardless of local laws), to help maintain a clean, safe, and allergy-friendly environment for all guests. Smoking is allowed outside on the patio area only. We kindly ask that you dispose of cigarette butts and other waste properly, as items like cigarette ends can cause serious damage to pool filters and outdoor equipment.
Our standard check-in time is 4:00 p.m., and check-out is at 10:00 a.m. If you’d like to arrive earlier or check out later, please contact us directly – we’ll be happy to check availability for you. A fee may apply, and late check-out is subject to incoming guest schedules.
Yes, you will! Once your booking is confirmed – whether online or through one of our team members – the property's availability is instantly updated on our website to secure your chosen dates. This means the villa you selected is reserved just for you. In the rare event that unforeseen circumstances require us to move you, we will notify you in advance and offer an alternative property with similar features and standards. If the alternative is not suitable, we’ll be happy to offer you a full refund.

To ensure you don’t miss them, please add this email address to your safe sender list. Your villa will be professionally cleaned and checked before you arrive, so everything is fresh and ready for your stay. Our homes are self-catering, which means there's no cleaning during your stay unless you’d like to add it. We’ve made it easy to keep things tidy with a dishwasher, washing machine, dryer, mop, brush, and dustpan all provided. If you’d prefer a little extra help, you’re welcome to book a mid-stay clean – just let us know when you book, or schedule it anytime through the Happy Stays app. We’ll provide a quote and take care of the rest!

Electric vehicles are becoming more common, and we’re happy to help where we can. If you plan to charge your electric car using the villa’s electricity, please let us know in advance. We’ll need to check with the villa owner for approval, as not all homes are set up for EV charging. If permitted, an additional fee will apply, and we’ll confirm the cost with you once we’ve spoken with the owner.
Pool heating is available year-round and can be added to your booking upon request. While it’s generally not needed during the hot summer months, we do recommend it from October through April for a more comfortable swim. Each pool is heated to a preset temperature that is both safe and efficient for the equipment. This setting can’t be adjusted. Many villas also have a spa, but please note: spa temperatures match the pool, so they won’t reach traditional hot tub levels. A few important things to keep in mind: • Electric heaters may not work effectively when outdoor temperatures drop below 55°F (13°C). This is a limitation of the system and not something we can control. • Weather conditions can impact how warm the pool gets, even with heating on. If you’re unsure whether to add pool heat, feel free to contact our team. We’ll be happy to advise based on your travel dates.
Yes, if you'd like to use the spa with heat, you'll need to add pool heating to your reservation. In most homes, the spa (or spillover spa) is connected to the main pool and cannot be heated separately. They share the same water and heating system. When pool heat is turned on, both the pool and spa are heated to around 80–84°F. When you switch to spa mode, the system redirects heated water to the spa only, increasing the spa temperature to around 94–100°F. Please note that while in spa mode, the pool will not be heated and may cool down. It’s important to know that spa areas are not the same as standalone hot tubs, and will not reach traditional hot tub temperatures. However, we do offer a few properties with separate, standalone hot tubs. The heat for these standalone hot tubs is provided complimentary. If having a true hot tub is important to you, please get in touch with our team. We’ll help you find the perfect villa.
Yes, some cooling is normal overnight, especially during cooler months. Pool heaters are typically on a timer, running during the day and turning off in the evening. As the air temperature drops overnight, the pool water may cool down. During winter months, particularly when cold fronts bring temperatures into the 30s or 40s°F, it can be difficult for the pool heater to maintain a warm temperature—especially if the pool is heated with an electric heat pump. These systems become less effective when the outside temperature drops below 55°F, and unfortunately, this is outside of our control. Please note: • Pool heat systems cannot always maintain 84°F during cold weather. • Cold temperatures are considered an act of nature, not a mechanical fault. • As such, no refunds will be issued for reduced pool temperatures due to weather conditions. We do everything we can to ensure a comfortable swimming experience, but Florida’s weather can sometimes have the final say!
We want booking with us to feel easy and reassuring, so here’s a quick overview of how our booking and cancellation policy works. This way, there are no surprises along the way. To confirm your reservation, we require a $250 non-refundable deposit at the time of booking. This deposit secures your stay and is applied toward your total balance. The final payment is due 30 days before arrival. If this payment isn’t received on time, the booking will be cancelled and the deposit retained. If you need to cancel 30 days or more before arrival: – We’ll retain the $250 deposit – No further charges apply If you need to cancel less than 30 days before arrival: – The full booking amount is non-refundable We understand that plans can change. If we’re able to rebook the cancelled dates, we’ll credit 75% of the rebooked amount toward a future stay, valid for 12 months from your original arrival date. Your booking is considered confirmed once we’ve issued your confirmation invoice. Travel documents will be sent once full payment is received – please review them carefully and get in touch if anything looks incorrect. We also strongly recommend taking out vacation insurance when you book, to help protect you and your booking against the unexpected.
