Some owners feel uneasy about having their home listed on Airbnb because they associate the platform with parties, short stays and higher-risk bookings.
We completely understand those concerns. Protecting every home entrusted to White Rose Villas is extremely important to us.
However, our experience shows that Airbnb can be a valuable source of good-quality bookings when the correct screening procedures and booking rules are in place.
Airbnb Is an Important Booking Channel
Airbnb gives our homes access to a large audience of travellers who may not search through traditional travel agents, other booking websites or individual vacation rental company websites.
Many Airbnb guests are families, couples and groups looking for the space, privacy and amenities provided by a private villa.
For White Rose Villas, Airbnb remains a valuable source of bookings and helps increase the visibility of our homes. Removing a property from the platform can reduce its exposure and may mean missing reservations from guests who prefer to book exclusively through Airbnb.

We Do Not Automatically Accept Every Airbnb Booking
Being listed on Airbnb does not mean that every reservation is accepted without review.
We prioritise guests who have an established Airbnb booking history and positive five-star reviews from previous hosts. We also review the guest’s profile, booking details, reason for travel and communication before accepting a reservation.
White Rose Villas has clear booking rules in place:
- The lead guest must be 25 years of age or older
- We do not accept bookings from guests who live within 45 miles of the home
- Parties, events and unauthorised gatherings are strictly prohibited
- Guest numbers must remain within the home’s stated occupancy
- Guests must provide accurate information about their group and reason for travel
- All guests must follow the home’s rules and community requirements
We also remain alert to possible warning signs, including:
- Unclear or inconsistent information about the trip
- Guest numbers that do not match the reservation
- Reluctance to answer reasonable questions
- Requests that suggest a party, event or unauthorised gathering
- A local guest attempting to book a large home for a short stay
- Communication that raises concerns about how the home will be used
Reservations that do not meet our requirements, or that we believe may be unsuitable for the home, will not be accepted.

Difficult Guests Can Come From Any Booking Source
Our own statistics and experience show that difficult guests are not limited to Airbnb.
Issues can arise from reservations made through other online travel agencies, tour operators, travel agents, direct bookings and even returning guests.
The booking source alone does not determine how someone will treat a property.
An Airbnb guest with an established five-star booking history may take excellent care of a home, while a guest from another source may fail to follow the rules or leave the property in an unacceptable condition.
For this reason, we assess the individual guest and reservation rather than assuming that one platform is automatically higher risk than another.
Short Stays Do Not Always Cause the Most Damage
There is also a common belief that short Airbnb stays present the greatest risk.
Our experience has often shown that more damage, wear and cleaning issues can occur during longer reservations, particularly stays of two weeks or more.
Guests staying for longer periods naturally make greater use of the home. They cook more frequently, use the furniture and appliances for longer, spend more time around the pool and generate more waste.
This does not mean that longer stays should be avoided. Longer reservations can provide valuable income, reduce the number of changeovers and fill the calendar for extended periods.
It simply demonstrates that the length of a booking is not always an accurate indication of risk.
Our Screening and Risk-Reduction Measures
There is an element of risk with every reservation, regardless of the booking platform, guest or length of stay.
Our responsibility is to reduce that risk as far as reasonably possible while still allowing owners to benefit from legitimate booking opportunities.
Our safeguards include:
- Requiring the lead guest to be at least 25 years old
- Declining bookings from guests who live within 45 miles of the property
- Prioritising Airbnb guests with an established booking history and five-star reviews
- Reviewing the reason for the stay and the guests travelling
- Checking communication for possible warning signs
- Prohibiting parties, events and unauthorised gatherings
- Confirming occupancy limits and house rules
- Collecting the applicable damage protection
- Keeping clear records of guest communication
- Documenting the condition of the home and reported issues
- Processing damage claims when necessary
No screening process can remove every possible risk. However, these measures help us identify and decline many unsuitable reservations.
Protecting Homes While Maximising Booking Opportunities
Our aim is to find the right balance between protecting each property and giving it the strongest possible opportunity to receive bookings.
Removing an entire booking channel because of its reputation can significantly reduce a home’s audience. Instead, we believe the most effective approach is to remain visible across the major platforms while applying consistent rules, screening procedures and reservation controls.
Airbnb is not completely without risk, but neither is any other booking source.
What matters most is how carefully the reservation is reviewed, how clearly the rules are communicated and how quickly concerns are identified and acted upon.
